Radnor's Planning Commission will review a 208-unit senior living proposal for a 43-acre former estate on South Roberts Road on Tuesday, Sept. 8. The commission meets at 6:30 p.m. in the Radnorshire Room at 301 Iven Ave.
The four-item agenda includes two new wireless antenna applications alongside two items that have appeared on recent agendas.
Wireless antennas on Landover and Coopertown Roads
Two applications seek approval for wireless antennas and small cell telecommunications equipment. Application 217456 targets 242 Landover Road; Application 217441 targets 900 Coopertown Road. The agenda does not name the carrier or applicant behind either proposal, and supporting documents were not publicly available as of Sept. 1.
Waverly Heights zoning appeal at 452 S. Roberts Road
Appeal 3275 brings the proposed Waverly Heights life care facility back before the commission. Waverly Heights, a Gladwyne-based senior living operator, is purchasing the 43-acre former estate from The Haverford School. The plan calls for 208 multi-family units in 15 buildings and 16 twin homes in eight buildings. A historic mansion built in 1906 would remain.
Attorney Jamie Jun told the commission in early August, as reported by Mainline Media News, that the project requires a special exception for a life care residence use and zoning hearing board approval. Jun said at that meeting that the team anticipated "filing our zoning application hopefully by the end of this week so that we can be scheduled for September."
Waverly Heights CEO Thomas Garvin said at the August commission meeting that the company has more than 700 people on its priority membership list, many of them Radnor Township residents. The sale is expected to close by spring 2027.
The Haverford School bought the property from Gemma Services in 2022. The site previously operated as the Presbyterian Children's Village.
The agenda lists the item as a discussion. It is unclear whether the commission is conducting a pre-hearing review or addressing a separate appeal of a Zoning Hearing Board decision.
Wayne Business Overlay District Master Plan
The Wayne Business Overlay District Master Plan returns as old business. The plan has appeared on every Planning Commission agenda since at least May 4, according to prior agendas, including the June 1 and July 6 meetings.
The master plan is part of "A Vision for Wayne 2035," a multi-year effort to update Wayne's comprehensive plan and zoning code for the commercial district, as Savvy Main Line reported in May. Residents can submit feedback through a public survey at avisionforwayne.com.
No specific action item for the Sept. 8 discussion has been announced.
How to watch
The meeting airs live on Comcast Channel 5 and Verizon FiOS Channel 30. Replays are available on the township's YouTube channel. The commission, chaired by Lane Vines, makes recommendations to the Board of Commissioners on land development and subdivision applications.
The next regular Planning Commission meeting is Monday, Oct. 5.
